Grand Haven Land Use Study
The site was adjacent to the river harbor of Grand Haven,
Michigan, and positioned within a single-family residential community. The
developer sought housing with river vista views. Grand Haven authorities
requested the project have a proper scale relationship to the existing
single family community.
David Zeunert & Associates proposed a combination of a mid-rise structure
and townhouse units. A residential-scaled relationship was achieved by
designing the mid-rise unit with a combination of different heights and
various setbacks. This concept avoided the standard high-rise consisting of
a singular tall massive structure lacking residential human scale.
The twofold design concept of the mid-rise structure with height and setback
variations and surrounding this unit with clustered townhouse achieved the
transition to the residential community, as well as meet the developer's
needs for a taller structure for river vistas.
